Our Services
Heritage Realty Group Inc. will provide the following services:
- Provide personnel, which are employees of Heritage Realty Group, Inc., to manage the complex.
- Show units to prospective tenants
- Interview and select tenants
- Check prospective tenants’ references
- Collect deposits and escrow funds
- Furnish leases and insert special instructions per owner request (i.e. no pets, etc.)
- Collect rent, bill tenant for any back bills (i.e. water, sewer, trash, damages, etc.)
- Take necessary action to collect delinquencies
- Check units after tenants vacate. Assess damages and cleaning charges. Return deposit (less charges) to tenants within
- 30 days after the lease is terminated.
- Furnish a statement to owners each month with complete account of all receipts with owner proceeds.
- Hire only vendors or contractors with workman’s comp and liability insurance
- Provide 24 hour emergency maintenance services.
- Re-evaluate rental amounts annually after analyzing previous year’s performance and studying comparable rentals.
- Send rental increase letters to present tenants as well as publishing a new schedule of rents.
- Market rental properties through many sources.
- Monitoring of all expenses
- Assist CPA/Accountant with preparation of federal tax returns
- Provide scheduling, access and compliance with rental code inspections
